During January through March of 2019, we contracted with Ann and Ben Harris to consult with us and pre- pare, list and sell our house in Forestville California. We were completely satisfied with the process and the working and professional relationship that was experienced and especially the results from the sale of our property.

After an initial meeting and assessment of our property, Ann and Ben and members of their team took con- trol of mentoring us through the stages of 1) preparation of the property 2) addressing any defects 3) estab- lishing a listing price 4) marketing and managing visitations and 5) eventually decision making from the multi- ple offers we received.

Ann was always available to answer our questions and did not hand us off without maintaining control. Prior to getting the house on the market she brought in resources to help us prepare for the open house and visit- ations as well as fix some structural issues after inspections. All the team members were excellent to work with and competent in their areas.

Her marketing plan had us accelerate our listing time to earlier in the year than we were thinking, but it was the right approach at the right time. After she listed and marketed the property, we had 15 individual visits in 5 days and 80 people show up for a two-hour open house on a Sunday. We had 5 solid offers to sit down with her and consider the next day on Monday. Ann cleared any contingencies quickly and allowed us to ac- cept a simple clean offer. These marketing efforts allowed us to agree to a sales price of $51,000 over the asking price of $699,000. The house visits and open house sales process for us was completed in less than one week.

Ann continued to support us through the closure and escrow process by working with the buyer to negotiate us spending more time in our home before moving. She attended our title and escrow signing and continued to follow up on all details and questions we had.

My husband and I would highly recommend Ann Harris and her team at Coldwell Banker. We came to Ann with the need to sell a house of 45 years which held the memories of our children and grandchildren, as well as years of creating a well-loved home and gardens.

We were essentially adopted by a village of highly competent people with skills that ranged from design to construction to clearing and eventually sales. Getting the House Ready to Sell

Ann arranged and oversaw almost all the work that needed to be done on our house. Early in the process, we confessed to Ann that we didn’t have the enthusiasm to do the numerous repairs or improvements. Ann offered to take that on —and she did. Based on the recommendations in the inspections that were done at the beginning, she worked from those to outline projects, found the people, arranged for them to do the work, and supervised the quality. We basically only had to agree to let these folks arrive on a certain day and time and later write the check.

Ann has close working relationships with competent professionals in Sonoma County for any kind of home-related work. Each of the professionals Ann sent our way did an outstanding job. In addition, they were quick and met Ann’s schedule. Finally, because they were working through Ann, it seemed to us that the prices were much lower than what someone else might charge.

We were able to leave the area on a 12-day vacation immediately before the house went on the market. Ann oversaw the painting of the inside and outside of the house; installation of new carpet; hardwood floor work; interior re-design of ex- isting furniture, wall hangings, and décor for maximum presentation; a total landscape makeover; and a thorough cleaning of the entire house. We came back to find our home “picture perfect” and ready for sale.

The designer that Ann has on staff spent several days turning our house into a spectacular showcase. She ingeniously pared down the furniture to give each window in the house an unobstructed view of our gorgeous property. It felt as if she brought the outdoors into the house. Our place had never looked so beautiful.

Knowing the Real Estate Game
• Ann strongly encouraged us to get all our inspections done at the beginning. We balked a bit at this, but the result was that when it came time to sell, the inspections were already done and available to the buyer AND all the suggested repairs/ improvements had been made with receipts to verify this to the buyer.
• Ann timed the market perfectly. When she listed our house, there was nothing else in that price range and size on the market.
• The description of the house and photos were phenomenal. I even went, “Wow!” when I saw how beautiful our house and property looked.
• The open house attracted over 65 groups (couples, families, realtor/client). We figure we had close to 200 people in our house that day.
• The paperwork was a breeze. Ann prepared everything and until the day of closing when we had to go to the title company, all other documents were signed with DocuSign, an amazing program where you just click where it says to click, and you’re done!
Knowing How to Work with Others
